Neckarbogen L7, Heilbronn

Boardinghouse for new living on the Neckar - a building block for the Neckarbogen, the new district to be developed on the grounds of the Federal Garden Show 2019. The building is a striking corner building with urban character, which mediates between the coming of the city lake Stichstraße and the Neckar Park. In its proposed function as a boarding house (furnished apartments for short-term rent), the somewhat more public character is underlined by the deliberate relocation of the building access to the northern spur road.

Noble restraint

Overall, the building shows itself as a compactly closed volume. The open-plan development level communicates with the public space and meets the demands of the proposed uses.
A feasting clinker façade combined with generous floor-to-ceiling window elements and a strict structure make the building culturally subdued. The differently designed brass parapets for each apartment underline the individuality of the guests and the operator's claim to an upscale boarding house.

Apartments for different needs

The 20 residential units are located in the 4 upper floors and on the ground floor and are divided into apartments with up to 39 sqm and studios with up to 52 sqm and thus offer a diverse range of housing for individuals with different space requirements. All apartments are barrier-free accessible and wheelchair accessible. They have a sleeping area, a barrier-free bathroom that is naturally exposed through a glass wall, a pantry in the apartments and a more spacious kitchenette in the studios. While the 11 studios offer a separate living area, the 8 apartments combine living and sleeping areas.

Meeting place ground floor

The residential offer is extended by a spacious family apartment with 66 sqm on the ground floor, which can also serve as a visitor apartment. In addition, a commercial space is offered in the EC, for which the Boardinghouse serving service operators are proposed (catering with acquisition of concierge function) and a multi-function room for meetings, etc. The entrance area is assigned a bicycle room and the room for recyclables arranged.

At the same time, the catering trade on the ground takes over the concierge function for the boarding house and thus becomes a natural meeting place in everyday life.
